Garage conversion planning permission

Do garage conversions need planning permission?

Many straightforward garage conversions can fall within permitted development, particularly where the work is internal and does not substantially alter the external appearance. That does not mean every property is automatically covered.

Check the individual property. Planning restrictions can arise from previous planning conditions, conservation areas, listed status, leasehold terms or local Article 4 directions. This page is general information, not planning advice.

Building regulations are separate

Even where planning permission is not required, building regulations can still apply. Typical areas include thermal performance, fire safety, ventilation, structure, damp protection, drainage and electrical work.

What about replacing the garage door?

Replacing a garage door with a wall, window or new entrance changes the exterior and should be checked against permitted development rights and any conditions attached to the original property.

Converted garages used as bedrooms

Sleeping accommodation can raise additional considerations around escape, ventilation, heating and suitable natural light. The exact requirements depend on the property and proposed design.

Before work starts

Check the planning history, any restrictive conditions, building-control route and whether specialist structural or drainage advice is required. A competent contractor should also explain which approvals are included in their proposal.
